QUESTIONS TO ASK WHEN BUYING NEW CONSTRUCTION

Buying a new construction home is an exciting adventure; however, before you get swept away by the shiny finishes and modern layouts, it’s important to ask the right questions to protect your future investment.


Here are 5 questions that are important to ask that the builder doesn’t always tell you:


1. What’s included in the base price?


That model home looks gorgeous, but it often comes with (a lot of) upgrades. Make sure you’re clear on what features are included in the base price and which ones will cost extra.


2. Do you have a home warranty?


Most home builders offer some sort of warranty, but details can vary. Ask what is included in the warranty and how long it lasts (six months, one year, 10 years), and make sure you review It prior to closing. The last thing you want is to move into your new home and have something break, only to find out your warranty doesn’t cover the repairs.


3. How long will it take to build from start to finish?


While builders can’t predict every unforeseen delay (weather-related delays being the most common), they should be able to provide a general timeframe. Ensure the estimate accounts for the time needed to obtain all necessary permits, as this process can sometimes take longer than expected. Also, ask how they handle potential delays.


4. Can I make customizations? If so, how much can I customize / choose?


Some builders offer the flexibility to make changes and customize, while others stick to a strict set of floorplans and features. Be sure to ask about their policies if you have specific preferences, so you’ll know what’s possible—and what’s not.


5. Can I get my own inspection?


Bottom line: no home is perfect, not even a brand new one. It’s important to hire your own inspector and have them inspect the property at two key stages — once before the finishes are complete (typically before drywall is installed) and again just before closing.
